Hiring a builder is the single decision that decides whether your construction is a joy or a two-year headache. Here are the five checks we advise every Jaipur family to make — including on us.
1. Demand a written stage-wise schedule
Verbal timelines mean nothing. A serious builder commits dates for foundation, plinth, each slab, brickwork, plaster and finishing — in the contract.
2. Get a specification sheet before you sign
Brands and grades of cement, steel, wiring, pipes, tiles and fittings should be written down before any money changes hands. This is what makes a fixed rate real.
3. Insist on stage-linked payments
Pay for work you can see. If a builder wants large advances ahead of work, that is your money financing someone else's project.
4. Visit a completed project
Photos are easy; finished homes are honest. Visit a project delivered at least a year ago and look at the plaster, corners and seepage points.
5. Check who supervises daily
Ask who is on your site every day and who checks each stage. Quality lives in supervision, not in brochures.
